An Energy Performance Certificate (EPC) tells you how energy efficient a home is on a scale of A-G which in turns provides potential tenants with a insight into the potential fuel bills of a property. An accredited energy assessor will visit your property and complete an energy assessment before issuing a certificate which will be registered on the national database and is valid for 10 years.

Electrical Safety Certificate

All electrical equipment provided at a rental property must meet the requirements of UK health and safety legislation. Landlords have a duty of care to ensure that all electrical installations and equipment are maintained in a safe condition throughout the rental period. This certificate is produced by a qualified electrical engineer and is valid for a period of 12 months. It includes:
  • visually inspect six electrical appliances
  • carry out a polarity and earth fault loop test on some random sockets.
  • establish if the correct protective bonding conductors are present
  • test the RCD
  • assess the condition of the consumer unit

Gas Safety Certificate

UK gas safety regulations require that all landlords arrange for an annual gas safety check and inspection at their rental properties. A qualified and registered gas engineer must visit the property and check pipework, appliances and flues which are provided for use by the tenants. Once the engineer has completed a safety check a gas safety certificate will be issued and a copy of this will be uploaded to your account for safe keeping.

An Electrical Installation Condition Report (EICR), until recently called a Periodic Inspecton Report, is a detailed electrical inspection service comprising an in-depth examination of a property's electrical installation and a report detailing any necessary remedial work. The inspection will:
  • show if any of electrical circuits or equipment are overloaded
  • reveal any poor electrical work
  • discover any potential safety risks such as electrical shocks
  • establish the adequacy of earthing or bonding
  • check the serviceability of equipment
  • determine the extent of any wear and tear and damage
  • The Electrical Installation Condition Report includes checking of 10 circuits. Any additional circuits are charged at £36.00 (inc VAT).
